Selling your property isn't rocket science, but maximizing your results to preserve your equity doesn't happen by accident. You want to net as much money as you can at the end of the process. You don't want it to take a lot longer than necessary. And you want to avoid getting mired in re-negotiations after inspections, a closing date that doesn't align with your plans, or stressful and costly legal problems.

A well thought-out and battle-tested plan will deliver the best results. It's not rocket science - but it deserves some critical thinking founded on common sense. Defaulting to outdated sales tactics and marketing methods, or following the crowd without thinking, can cost you tens of thousands in lost equity.

What is a property marketing project plan? It is the process you follow to attract potential buyers and achieve the sale of your property. Whether you plan properly or not, the actions you take make up your de facto marketing plan. Sticking a sign on the lawn? Putting up posters at work? Placing a free ad on kijiji? These might be the extent of your plan, and on their own they aren't likely to net you the best results.

For most of us, the real estate we own constitutes the majority of our net worth. This can be a double-edged sword, because the lure of big dollars upon selling can tempt you to act impulsively and unwittingly rob yourself of valuable equity. For example, if you bought your house 4 years ago for $275,000 and someone offers you $475,000 today, you might get pretty excited. Especially if you heard that the neighbour sold last month for $425,000. You might jump on a deal like that, and perhaps never look back. But what if your property was actually worth $535,000? You didn't realise that the neighbour's basement was unfinished, or the attic contained asbestos, or they sold it to the first buyer on day one, forfeiting 7 other showings booked for day two. 

I love the game of golf, because it is simple in concept and yet compelling and vexing in detail.  Selling a property is just like that. There are hundreds of variables all over the place, and the difference between a great outcome and one that is merely acceptable hinges on taking care of all the details to minimize the negative and maximize the positive impact of those variables. That's what an excellent marketing plan is all about. It's not complicated - it's methodical, creative at times, and demands diligence. Practice helps a lot. If you sell properties all the time, you can internalize the process and it will flow naturally. If you don't manage the process frequently, you're more likely to make costly mistakes.

Coming from a product development and marketing background, I built a property marketing methodology when I launched my real estate business in 2005. I'm always updating and improving it. To this day, I am amazed how few real estate agents, let alone private sellers, follow a bona fide plan to ensure reliably excellent results. The 5 P's of Property Marketing

Pricing is not the only property marketing "P" that matters, but it is the axis around which all other factors revolve. Put a "handyman special" on the market at a low enough price, and depending on market conditions you might attract a multitude of potential buyers and sell it quickly and "over asking".

On the other hand, get everything right in marketing a high quality home in a top location, but price it 10% over established market value and it may sit for months. Such a property might see a lot of traffic, leading the seller to think it "just needs the right buyer to come along". A common mistake in thinking that can cost the seller tens of thousands.

Pricing well is crucial in selling any product, service or commodity, and selling your property is no different. But how do you figure out the right price? How important is pricing?

How do you decide whether or not to hire a real estate agent to represent you and manage the sale of your property? Most people aren't comfortable managing a complex process they rarely navigate, and the decision to hire is an easy one. Others are determined not to hire an agent, usually for one simple reason: they want to save the fee and therefore either consciously or unconsciously feel that the value of a realtor is not in line with the fee charged for services.

The Real Estate Council of Ontario (RECO) has the responsibility to protect consumer interests in their dealings with real estate agents. In RECO's own words:
