Selling Services Pricing
There are a lot of factors to consider in hiring a realtor, and of course the price of the service is one of them. We differentiate ourselves through our diligent service and ardent dedication to acting in your best interest at every step throughout the process.
Our pricing is consistent for all our clients to ensure that we treat everyone fairly and equally. We can’t have one client finding out that we gave another client a discount for no reason or for a reason that should also have applied to them. Our pricing structure is competitive and the level of service is among the highest in the industry in Ottawa.
Base Selling Services Fee
Our base fee is 2.0% of the purchase price of the property, plus HST.
Buyer Brokerage Fee Allocation
We recommend you offer 2.0% plus HST to be distributed by our brokerage to the buyer's brokerage to contribute to the fee for services the buyer has committed to pay to the buyer's brokerage. Buyers in our market expect the fee they owe their brokerage to be included in the purchase price of the property, and currently this is the most practical mechanism for meeting this expectation.
Total Home Selling Services Fee
The total fee is therefore 2.0% + 2.0% = 4.0% of the sale price of the property, plus HST.
Our service includes a comprehensive consultation and property preparation service from a professional design & staging partner.
Our listing contract is 90 days plus balance of the final month in duration when initiated between January and September and 120 days plus balance of the final month in duration when initiated between October and December.
We monitor market activity and feedback and adjust the positioning and presentation if and as required during marketing to achieve a successful sale at full market value. We monitor market value and recommend tactical asking price changes to achieve the best results for you.
Vacant Home Staging
We may recommend staging a vacant home with rented or purchased furnishings and accessories. If you decide to purchase this service, our base fee is 2.5% plus HST for selling services and therefore your total fee will be 4.5% of the sale price of the property plus HST.
The stager will invoice us for staging furnishing and accessory selection, set up, takedown and delivery plus one month's rental costs, with the total invoice not to exceed 0.5% of the projected sale price of the property. This sale price, or "nominal market value", is based on our comprehensive market analysis and agreed with you before proceeding. The stager will invoice you directly for any costs exceeding our budgeted 0.5% of nominal market value, including additional monthly rental charges should you decide to keep the staging in place beyond the first month.
Eligible items include the designer’s time, rental items, painting, professional cleaning, incidentals like light bulbs and other specific items to be identified in the plan on a case by case basis.
We do not cover the cost of repairs or cosmetic upgrades.
If the property does not sell within the listing contract period including any extensions, or the client terminates the agreement or any extension of the agreement for any reason prior to the property selling, the client is reimburses 75% of our vacant home staging expenses.
Working with the designer, the staging plan is built on the principle that any dollar spent is to: 1. greatly increase the chance of selling, and 2. return multiple hundreds or thousands of dollars in a higher sale price.
